How Wales house prices are measured

The figures above come from the UK House Price Index, produced jointly by HM Land Registry, the Office for National Statistics, Registers of Scotland and Land and Property Services Northern Ireland. It is the official measure, and it is built from completed sales actually lodged at the Land Registry — not from asking prices on property portals, which is why it usually reads lower than agent listings during a rising market.

Two consequences follow. First, there is a lag: a sale has to complete and then be registered before it enters the index, so the most recent month published is typically two to three months behind today. Second, the index is a mix-adjusted average across all property types — a single number for Wales conceals the difference between a terrace in the valleys and a detached house in the Vale of Glamorgan.

What Welsh house prices mean for your equity
