Why Swansea homeowners choose secured loans

A secured loan lets Swansea homeowners raise a lump sum against the equity in their property while leaving the existing mortgage exactly as it is. Given how many local borrowers are still on fixed rates agreed before the 2022 repricing, keeping that first mortgage untouched is frequently the deciding factor.

Swansea's stock spans a wide range — Victorian and Edwardian villas in Uplands and Sketty, terraced housing across Brynmill, Landore and Morriston, post-war and ex-local-authority estates on the western edge, leasehold apartments around the Marina and SA1, and rural and coastal property out onto Gower. Each behaves differently at valuation, which is what actually determines how quickly a second charge completes.

We are a Cardiff-based credit broker covering the whole of Wales. We are not a lender, and the initial search is soft — nothing visible to other lenders while you are only looking.

We are a whole-of-market broker and a trading style of Charles Frank Finance Limited, authorised and regulated by the Financial Conduct Authority (FRN 624668). All quotes use a soft credit search initially, so you can see your indicative options without any impact on your credit score.

How Swansea property types affect a second charge

A second charge is underwritten against the property, not just the borrower. What follows is what we see repeatedly on cases here — and what to have ready before you apply.

Uplands, Brynmill & Sketty
Large Victorian and Edwardian houses, a high proportion of which were subdivided into flats or student accommodation during the university's expansion. If your property is a converted flat, whether the conversion is self-contained and how the freehold is structured matter more to a lender than the postcode does.
Marina, SA1 & the waterfront
Modern leasehold apartments. Lease length, service charges and, for some blocks, building-safety documentation drive the outcome. A waterfront location also means flood risk appears on searches more often here than elsewhere in the city — where it does, it is the valuer's comment on it that the lender responds to.
Morriston, Landore, Llansamlet & Clydach
Terraced and semi-detached housing with an industrial history behind it. Coal Authority mining reports are routine across this part of the city, and older properties occasionally show non-standard construction, which narrows the lender panel but rarely rules a case out on its own.
Mumbles, Langland & Gower
Higher-value coastal and rural property, some in the Gower Area of Outstanding Natural Beauty, some listed, some with land attached or a holiday-letting history. Larger loans are common; so are full physical valuations and a narrower panel where the property is genuinely unusual.
Penlan, Blaenymaes, Townhill & Bonymaen
Largely ex-local-authority stock at accessible values. Right-to-Buy history and construction type are the two things worth checking early — some system-built houses from the 1960s and 1970s have a restricted lender panel even where they have since been repaired and certified.

What Swansea homeowners use secured loans for

Home improvement is the most common purpose locally — extensions, loft conversions, and substantial refurbishment of older stock, particularly damp, roofing and window work on Victorian property near the coast, where weather exposure brings maintenance forward.

Debt consolidation is the second. Rolling several unsecured commitments into one secured payment usually reduces the monthly outgoing, but it secures that borrowing on your home and typically extends the term, so the total repaid can increase. We will always show you the total cost as well as the monthly one.

Raising capital is the third — deposits for a second property, business funding, and covering the shortfall when a fixed rate ends. Swansea also has a meaningful population of holiday-let and second-property owners on Gower, where the higher rates of Land Transaction Tax apply to any further purchase and need factoring into the amount you borrow.

Land Transaction Tax, not Stamp Duty — why it matters here

Property tax in Wales is devolved. Since April 2018, purchases in Wales have been subject to Land Transaction Tax (LTT), administered by the Welsh Revenue Authority, rather than English Stamp Duty Land Tax. The thresholds are genuinely different, and national comparison sites quote the English ones by default.

The Welsh nil-rate threshold for a main residence currently starts at £225,000 — higher than England's — but there is no separate first-time buyer relief in Wales, because the Welsh Government raised the main threshold instead. If you already own an additional property, the higher residential rates apply from the first pound rather than from a threshold.

This matters for secured lending in two ways. First, if you are weighing a secured loan against moving house, the LTT bill on a new purchase is a real cost of moving that a second charge avoids entirely. Second, if you are raising a deposit for a second property or a buy-to-let, the higher LTT rates change how much you actually need to borrow — work that out before you fix a loan amount.

Land Transaction Tax rates published by the Welsh Revenue Authority. Main residential rates effective 10 October 2022; higher residential rates effective 11 December 2024. Check gov.wales for the current position before relying on these figures.

If you have a Help to Buy – Wales equity loan

Help to Buy – Wales is no longer open to new applications, but a large number of Welsh homeowners still have an outstanding shared equity loan from it. That loan is secured against your home as a charge in its own right, and it changes the shape of a secured loan application.

In practice it means a new secured loan usually ranks behind both your mortgage and the Welsh Government's equity charge, and the equity loan has to be treated as a claim on your property's value when the loan-to-value is worked out. Some lenders on our panel are comfortable with this and some are not — knowing it up front avoids a wasted application.

It also affects the numbers if you are considering repaying the equity loan itself with a secured loan. Because the amount owed is a percentage of the current value rather than a fixed sum, it moves with the market, so the figure needs confirming with Help to Buy Wales before you fix a loan amount.

Welsh property admin that national lenders often get wrong

Council tax in Wales runs on nine bands, A to I, based on 2003 property values — England still uses eight bands based on 1991 values. Where an affordability assessment has been built around English banding, a Welsh applicant's committed outgoings can be read incorrectly. It is worth checking the figure a lender has used.

Conveyancing searches also differ. Large parts of South Wales and North East Wales sit over former coal workings, so a Coal Authority mining report is a routine part of the legal work and can occasionally flag something a valuer wants addressed. Welsh Water and local authority searches follow Welsh procedures rather than English ones.

You also have the right to deal with us in Welsh. Correspondence, calls and explanation of the paperwork can all be handled bilingually — lender documentation itself is generally issued in English, and we will talk you through it in whichever language you prefer.
